This guide shows you how to look after your property and how to spot the early signs of wear, before a small job turns into a costly repair.

1. Why regular maintenance matters here

  • The sun is intense. UV fades colours and breaks down paint faster than it does on mainland Spain.
  • Wind-driven rain and the occasional storm can leave water standing on flat roofs.
  • Salt in the air speeds up corrosion and paint breakdown.
  • Calima dust settles on surfaces and holds moisture against them.

A few minutes of regular checking protects your investment and helps your exterior finishes last longer.

2. When to check

  • Monthly: walk around the property and look for anything that has changed or been damaged.
  • After storms or heavy rain: this matters most for flat roofs and exposed walls.
  • Each season: look for fading, peeling, cracks and blocked drains.
  • Once a year: have a professional take a look. We are happy to carry out a full inspection if you would like one.

3. What to look for

  • Flat roofs: standing water, cracks, blistering paint and blocked drains.
  • Exterior walls: fading, chalking, peeling and UV damage.
  • Woodwork and metalwork: rust, swelling and sun-bleaching.
  • Sealants and joints: drying, cracking or separation.
  • Drainage points: make sure they are clear and flowing freely.

4. Simple jobs you can do yourself

  • Clear roof drains and outlets so water cannot pool.
  • Rinse exterior surfaces now and then to wash off salt and calima dust.
  • Trim back any plants touching walls or roofs.
  • Tell us about problems early. Small ones are quicker and cheaper to put right.

5. Looking after a home in Lanzarote’s climate

  • Flat roofs are not designed to sit under water for long. After heavy rain, check for pooling.
  • The UV here is extreme, so expect faster fading and surface wear.
  • Coastal winds carry salt, which can damage paint and metalwork.
  • Calima leaves dust behind that traps moisture and speeds up deterioration.
